We do require renter’s insurance. We have found, in most cases, if the tenant is still supported by the parents, the parent’s homeowner insurance has a clause for the child to be covered while they are away at school. If a separate policy has to be purchased, the policy is usually about $10.00 per month. If there are multiple tenants on lease, the tenant’s may purchase a joint policy on the unit.

Our company has insurance to protect the structure of the building but this does not cover the contents or liability of the tenants. If there is a burglary, a fire, a tornado, etc. the contents of the unit are not covered by the insurance that DBC holds. Also, if there was damage done to the unit at the fault of the tenant, the tenant puts themselves at risk for being sued for the amount of damage done.

Yes. There is a $200.00 sublease fee that must be paid at the time that the sublease paperwork is signed. Please contact the office for more subleasing information.

It is a good idea to schedule an appointment to view one of the units. This assures we have a leasing agent available to take you on a tour and that we have a unit ready for you to view. There is a possibility that we can show to walk-ins depending on the floorplan you are interested in and whether or not we have a leasing agent available to show at that time.

Yes. We run a basic credit check through Equifax. This will tell us whether or not you have collection items and whether or not you pay your required bills on time. We also check past rental references for info from previous landlords.

We have a sublease clause in the lease that allows tenants to sublease their unit if they need out early. If there is a unit available for sublease, this may serve as a short term lease if the dates happen to work out. Anyone interested in a short-term lease should call the office for possibilities. We do not normally sign new leases on a short-term basis but we advise calling the office to check for availability. In the case that a short term lease must be signed, an additional $100 per month for a one bedroom, and $200.00 for a two bedroom per month may apply.

Our pet policy is a one-time $350.00 non-refundable pet fee for a cat or a dog (excluding certain aggressive breeds). All tenants on lease must sign the pet addendum and pay the pet fee before the pet can move in. We do not allow Pit Bulls or Pit Bull mixes of any kind.
